at its new office park.

Property Alliance Group, the Manchester-based developer and investor, has secured an international occupier at its speculative office park, The Green, Chamberhall Business Park in Bury.
LGC Standards (www.lgcstandards.com), the global quality management solutions provider for the laboratory sector, has agreed terms to acquire a 20,000 sq ft self-contained bespoke designed office and laboratory building at Property Alliance Group's, The Green.

LGC Standards released new requirements for larger regional premises as it continues to grow its proficiency testing business in the UK, and The Green was selected as the ideal location.
Upon completion, the whole office park will provide 92,000 sq ft of Grade A highly sustainable accommodation within a landscaped environment overlooking the River Irwell. The Green has been flexibly designed to provide four separate buildings that can be subdivided into smaller suites and there will be provision for 265 car parking spaces.

Dominic Pozzoni, commercial director, Property Alliance Group, comments, "We're delighted to have attracted LGC to The Green. The wider regeneration programmes in the town are serving to retain existing national and international occupiers, who appreciate the benefits of the town's location and inward investment in amenities and facilities. Our scheme is readily available and we are extremely enthused by the level of enquiries we are receiving. We look forward to updating on further deals over the course of 2010."

Councillor Bob Bibby, Leader of Bury Council, adds, "The Green is yet another example of the quality and empathy provided in Bury's regeneration and redevelopment programmes. It's great news that Property Alliance Group has been able to accommodate LGC and demonstrate why the town is the place to be for economical growth."

Simon Hampson of WHR Property Consultants who advised LGC Standards adds: "LGC was keen to retain its highly specialised team, which is why we sought premises that would enable them to remain within the region. We were able to facilitate a unique deal with Property Alliance to provide bespoke high tech office and laboratory accommodation that perfectly suited LGC's requirements. This deal represents an exciting start to the new year and highlights the fact that there are deals to be done as confidence in the commercial market is starting to rise."

Liz Jordain of LGC Standards, concludes, "Property Alliance Group has helped ensure our specific requirements were met and we are looking forward to relocating to our larger more modern premises in an ideal area that provides urban amenities within a rural setting. By remaining in Bury, colleagues can continue to travel to work easily but we will attract the growing employment resources that Bury is set to generate."

Edwards & Co and Nolan Redshaw are joint agents on the scheme. WHR Property Consultants advised LGC Standards.
